Table of Contents

Alexandria bathrooms come in every size. Bungalows in Del Ray, houses in Rosemont, and condominiums in the West End each pose different problems. A good plan starts with how your building is set up.

Alexandria is an independent city, so the City Permit Center handles residential permits. Applications go through the City’s APEX portal. Condominium owners follow association rules on top of that City process.

At H&C Construction Design Build, we serve Alexandria homeowners with Bathroom Remodeling projects across Del Ray, Rosemont, and the West End. Here is what Alexandria homeowners should know before remodeling a bathroom in 2026.

What Bathroom Remodeling Costs in Alexandria in 2026

Bathroom costs depend on layout changes more than on finishes. Moving a toilet, shower, or vanity adds plumbing, framing, and inspection work.

Cosmetic update: new vanity, fixtures, mirror, and paint without moving plumbing. This scope usually carries the lowest cost and the shortest schedule.

Full remodel: new tile, shower or tub, vanity, lighting, and ventilation. Waterproofing and plumbing behind the walls drive much of the budget.

Layout change: relocating fixtures or enlarging the room adds framing and permits. Older homes may hide surprises once the walls open.

Ask contractors to separate waterproofing, plumbing, tile, and fixtures in writing. Itemized bids expose gaps that a single total hides.

Why Alexandria Bathroom Projects Need Careful Planning

Waterproofing decides how long a bathroom lasts. The membrane behind the tile matters more than the tile itself. A leak in a small bathroom can reach the framing before anyone notices.

Older Alexandria homes often hide galvanized pipes, outdated wiring, and thin subfloors. A pre-construction walkthrough surfaces many of these issues early.

Condominiums add their own rules. Many buildings require board approval, set work hours, and limit noisy trades. Ask your management office for the renovation policy before you plan the schedule.

House and condo review paths also differ. Residential kitchen and bathroom alterations can qualify for City walk-through plan review. Condominium units generally follow the City’s standard intake instead.

Ventilation needs attention as well. A fan that vents outside protects new finishes from moisture. Many older bathrooms have weak fans or none at all.

The Permit Process for an Alexandria Bathroom Remodel

Confirming the building type comes first. A one- or two-family house and a condominium unit do not follow the same City path.

The City’s June 2025 condominium guidance covers like-for-like fixture replacement. Swaps that leave supply, drain, and vent systems unchanged generally skip a building permit. Finishes and cabinetry in those units generally follow that same exception.

Moving plumbing is different. Relocating a toilet, shower, or vanity generally needs building and plumbing permits. Confirm that reading with the Permit Center before you file.

Permit applications and construction documents go through APEX. Call the Permit Center if the portal or the scope is unclear.

Walk-through review is for minor residential kitchen and bathroom work in R2, R3, and R5 occupancies. Code Administration aims to finish that review in about 20 minutes. Other departments can still add time.

One- and two-family residential review is listed at about 10 business days unless the project qualifies for walk-through. Confirm those 2026 figures with the Permit Center, because larger jobs take longer.

Check historic status only for exterior changes. Interior bathroom work generally stays outside Board of Architectural Review. A new vent or window on the street can trigger a Certificate of Appropriateness.

Del Ray, Rosemont, and the West End generally sit outside the City’s two local historic districts. Still confirm the address before you assume that skip.

Final inspection closes out the project. Each trade signs off as its work completes, and the City confirms the finished bathroom meets code.

What Alexandria Homeowners Value Most in a Finished Bathroom

A bathroom that stays dry comes first. Homeowners say good waterproofing and ventilation matter more than any finish.

Smart storage also earns appreciation. Compact bathrooms work best with niches, a well-sized vanity, and clear floor space.

Durable, low-maintenance surfaces round out the list. Large-format tile and simple grout lines make daily cleaning easier.

How to Choose a Bathroom Remodeling Contractor in Alexandria

Confirm Virginia licensing first. Look up the contractor through the Virginia Department of Professional and Occupational Regulation and request proof of liability coverage. Larger jobs generally need a Class A license.

Ask about City of Alexandria experience. A contractor who files regularly through APEX plans the timeline more accurately.

Review a local portfolio of comparable bathrooms. Ask for photos and addresses of completed work, then call those homeowners directly.

Get the scope, allowances, and permit responsibilities in writing. These items belong in the contract before work begins.
